Developer prepares for a new strip mall and apartments in River Terrace (2 Photos)

A strip mall and apartment buildings – or a motel – are planned for Golf Links Road.

THUNDER BAY — He's wary of the skyrocketing price of lumber, but the developer of a multi-phase project in the River Terrace subdivision is preparing to start work on the underground infrastructure at least.

Mario Michieli's Lormar Construction is developing a vacant property at 1435 Golf Links Road in three stages.

The first phase is an 8,000 square foot strip mall, followed by a 32-unit high-end apartment building, then either an 80-unit high-end apartment building or possibly a motel.

Work on sewer lines and other underground infrastructure is expected to begin in a week or so, Michieli told TBNewswatch on Wednesday.

However he described the current price of lumber "frightening," saying it's one reason construction of the strip mall might wait until next spring.

The building will accommodate five businesses.

The property is zoned for a variety of uses including a medical office, a drug store and a restaurant among others.

Michieli said he's had over 30 expressions of interest but has held off signing an agreement with anyone while waiting for final approvals from the city.

Some parties have also indicated they want to ensure the COVID-19 pandemic is under control before they make a commitment

"I'm sure that life will come back to normal. And I believe that if it does, that's a fantastic place to put a business,' Michieli said.

Although the project is already approved, the city is considering an application from Lormar Construction to amend the configuration of the development.

Changes include redefining the lot lines to facilitate the construction of a cul-de-sac opposite Riviera Drive. The cul-de-sac would be owned by the city.

A city official called the proposed changes "tweaking" of the existing permitted development.
